MARYSVILLE ACREAGES
MARYSVILLE, MONTANA
LOCATION: Theses unique acreages are located 17 miles northwest of Helena, the Capital City of Montana. Accessed via Interstate #15 going north from Helena and taking Exit #200, heading west on the road to Lincoln on Hwy #279 for approximately 10 miles to the Marysville road. The Marysville acreages start approximately three quarters of a mile down the Marysville road. The large majority of the acreage lies on the south side of the county road, with a smaller portion situated on the north side of the road. LOCALE: Marysville was established in 1870 and named for the first pioneer woman here, Mary Ralston by Thomas Cruse owner of the famous Drumlummon Mine. By 1900, the Maryville Mining District was reported to be the richest gold mining area in the world with a production $50,000,000, one-half of which was taken from the Drumlummon Mine. Marysville’s population at its peak was estimated to be 4000 residents. They had the service of two railroads and sixty business establishments including two newspapers.
Marysville is situated in the scenic Rocky Mountains and a stone’s throw from the Continental Divide. Marysville now is a small community of approximately 100 residents. Several of the building are listed on the National Historic Register and many building still stand from the years when 4,000 people lived here.

Cradled in the foothills of the Montana Rockies, surrounded by pristine wilderness, alive with history and culture, lies Helena, “the heartbeat of Montana.” Helena is the primary hub for the entire state, functioning as both the state capital and the county seat of Lewis and Clark County. Helena has a population of approximately 30,000 residents.

HISTORIC: The evening of July 19, 1805, on the Missouri River, not far north of the present state capital, the hardy members of the Lewis and Clark expedition toiled to move upstream. Rock embankments made towing from shore impossible, and the deep channel forced the men to row rather than pole their boats forward. Suddenly, there loomed before them towering rock formations unlike any they had ever seen. From both sides of the river, limestone cliffs rose to spectacular height of 1200 feet. ‘In may places’ wrote Meriwether Lewis, “the rocks seem ready to tumble on us.’ At each bend in the waterway, great stonewalls seemed to lock passage, only to open like gentle giant gates as the expedition drew near. In his journal, Lewis wrote: ‘I shall call this place ‘Gates of the Mountains.’ The name stuck, and for nearly two centuries, travelers have ventured down this stretch of the Missouri to marvel at its natural wonders. GENERAL DESCRIPTION : The Marysville Acreages comprise three tracts of land that adjoin each other. The followings is a breakdown of each of the tracts:

Tract #2 29.52 acres
Tract #3 43.80 acres
Each tract has county road access through the property along with power and phone service. Silver Creek, which is a year around perennial stream, flows through the middle of the property. Each tract is a nice rectangular piece of ground with excellent building sites, offering outstanding mountain views of the Rocky Mountains and Big Belt Mountains. Elevations range from 4400 feet to 4500 feet and all tracts are partly timbered with Ponderosa Pine and Douglas fir. Cottonwood trees are found along Silver Creek. Located on tract #3 is a reservoir that is an acre and half.

Do to past mining in the Marysville area, the water quality of Silver Creek has higher than normal levels of mercury. Mine tailing are also situated on each of the properties.

Snowmobiling from the Marysville area has 45 miles of groomed trails for your wintertime enjoyment.
The Upper Missouri River flows through the Helena Valley approximately 12 miles to the east of this property. Probably no other similar sized section of a Montana river offers more varied fishing and recreation than the 200-mile stretch of the Missouri River from Three Forks to Great Falls. This reach contains three major reservoirs and almost 135 miles of free flowing wild trout water. To call it an angler’s paradise would be an understatement. There are three major reservoirs within a half hour of this property. Canyon Ferry is the largest of the three. Immediately downstream from Canyon Ferry are Hauser and Holter Lakes, two long narrow reservoirs.
