LOCATION: The Smrcka property is a diversified farm and ranch operation situated in a good rainfall and grain producing area of Glacier County, approximately 42 miles northwest of Cut Bank, Montana and ten miles south of the Del Bonita Port of Entry. Access is via 37 miles northwest from Cut Bank, on U.S. Highway 213, exiting off Highway 213 and traveling southwest the last five miles via paved and gravel roads.

Cut Bank is situated in North Central Montana and is the county seat for Glacier County. Uniquely nestled within view of where Montana's rolling wheat field and plains meet the Majesty of the Rocky Mountains and Glacier National Park as their backdrop. Cut Bank has a population of 3,500 residents and has all the services one would expect, but still have the small town feeling.

An adjoining neighbor, referred to as the Swenson Property borders the Smrcka Farm and Ranch on the east. There is a total of 644 acres with 458 acres enrolled into the CRP program. The annual CRP payment is $10,669.47 and runs through 2017. This acreage is listed for sale at $200,000.

CROP PRODUCTION: The pivot-irrigated acreage is seeded to alfalfa grass mix and typically produces approximately 750 tons of hay. Typically, two cutting are taken with 1½ ton the first cutting and 1 ton the second cutting.

Dry land cultivated typically yields between 30-40 bushels wheat, and 50-60 on barley, depending on the year.

The 2010 seeded crop is 1177 acres of Malt Barley and 418 acres of Winter Wheat. This is seeded on both deeded and leased acres. This 2010 growing crop is not included in the listed price, but is negotiable.

CATTLE PRODUCTION: It is estimated that the Smrcka Farm and Ranch should be capable of running approximately 275 head of cattle and typically puts up enough hay to run these numbers.

WATER RIGHTS: DNRC records reveal ten water right's appurtenant to this farm. Two irrigation water right claims a flow of 2,700 gallons per minute and a second for 359 gallons per minute from the Milk River. Two water rights claim stock water from the Milk River and two stock water rights from dams. A total of four wells have filed water rights and two are utilized for domestic use and other two used for stock.

Center Pivot: This pivot covers approximately 300 acres that is established to alfalfa grass mix and cut for hay. There is a filed water right with the Department of Natural Resources out of the Milk River for 2700 gallons per minute.

RECREATION: The Smrcka Farm and Ranch has two and a half plus miles of the Milk River flowing through the property. Good fishing is to be found along the creek through the property. The headwaters of Milk River is among the ice-scoured peaks of Glacier National Park and flows east from the Park.

Glacier National Park is only a short 25 air miles to the west of the Smrcka Farm and Ranch. Glacier is a land of mountain ranges carved by prehistoric ice rivers. It features alpine meadows, deep forests, waterfalls, about 50 glistening glaciers and 200 sparkling lakes. The vistas seen from Going-To-The-Sun Road are breathtaking, a photographers paradise. HISTORICAL: The first white men to the Cut bank area arrived over 200 years ago. On July 22-26, 1806, Capt. Meriwether Lewis and three companions, George Drewyer, Joseph Fields and Reuben Fields camped for three days along Cut Bank Creek approximately 8 miles west of the A. J. Anderson Farm. Lewis called this Camp Disappointment, the northernmost campsite of the Lewis and Clark Expedition. They were exploring the headwaters of the Marias River, hoping to be able to report to President Jefferson the headwaters arose north of 49th parallel, thus extending the boundaries of the newly acquired Louisiana Purchase. Lewis could see from here that the river arose to the west rather than to the north, as he had hoped. Disheartened by this discovery, the cold rainy weather and shortage of game Lewis named this farthest point north Camp Disappointment.
