DOUBLE T RANCH, BABB, MONTANA

LOCATION: The Double T Ranch is located on the U.S./Canadian border north of Babb, Montana with Chief Mountain, Glacier National Park as its back drop and Saint Mary River flowing through the ranch. Glacier Park is only eight miles west of the ranch. The Port of Piegan adjoins the ranch property and grants access into Canada, with the town of Cardston 15 miles away. Having a population of 3,500 and most services one would expect for a town of this size. Calgary is only a short 2½ hour drive away.
This area where the Double T Ranch is situated in is renowned as some of the most productive range and hay land found along the Rocky Mountain Front in northern Montana. Due to its dramatic scenic location to Glacier and Waterton International Peace Park, this area is refered to as the Crown of the Continent. ACREAGE: The Double T Ranch is comprised of 9,216 deeded acres and approximately 5,128 leased acres and is broken into three separate units, all within 2 to 5 miles of each other. The largest unit and where the large majority of where the improvements are situated is the Home Unit. The other two units are the East Unit and the West Unit. This area is traditionally considered a high moisture area coupled with good deep loam quality soils, make this ranch very productive for cattle and hay production.
Home Unit
This unit has four miles of frontage along the U.S./Canadian border with 5,090 deeded acres and approximately 2,410 leased acres, all in one nice block along both sides of Highway 89. This unit is where the majority of the hay production can be found. There is 1,600 acres of improved hay plus 500 acres seeded the spring 2009 to Alfalfa with a Barley nurse crop. This Barley crop produced 2½ ton of hay.

The east end of this unit borders Saint Mary River. Boundary Creek, a perennial creek flows into Saint Mary River through the northeastern portion of this unit. Situated in the northwestern portion of this Home Unit is a natural pond having approximately 25 acre feet. A gravity feed buried pipeline has been developed from this pond for approximately 7 miles with stock tanks along the way.
The owners home, shop & calving barn are situated on the west side of Highway 89. Situated on the east side is hired help housing, machinery storage and heifer corrals for calving along with shipping corrals.
East Unit
This unit is accessed via the Saint Mary Canal Road and is comprised of 3,726 deeded acres plus approximately 2,568 leased acres. This unit has good quality grazing land with some densely covered hill sides primarily of Aspen Trees. Adjoining this unit is Spider Lake, a picturesque lake created be a small dam on the Saint Mary Canal. Willow Creek, a perennial creek flows through the eastern portion of this unit for livestock water.


West Unit
This unit has 400 deeded acres with approximately 150 lease acres. Lying west of Highway 89 and north of Chief Mountain Road. This acreage is predominately timbered with Aspen Trees and has numerous small reservoirs and Roberts Creek flowing through this acreage.
PRODUCTION: Currently the Double T Ranch is running 820 cows and 300 breed heifers. Typically the ranch produces enough hay to support these animal numbers.
WATER RIGHTS: DNRC records reveal thirty water rights appurtenant to this ranch have been filed on.
IMPROVEMENTS: The improvements found on the Double T Ranch are in good condition and help facilitate the smooth cattle operation that the Double T Ranch offers. The Home Unit the owners dwelling and outbuilding are situated west of highway 89 and consist of the following:

Main Residence: This is a 1996 modular home placed on a full daylight basement having 1,920 sq. ft. on both levels. Each level has four bedrooms and two baths, large kitchen and living rooms. The upper level has a wrap around deck having 1280 sq. ft. Attached double garage with 864 sq. ft. with large overhead doors. Heated with forced air propane heat.

Shop: This is a wood frame structure having 1920 sq. ft. with concrete floor, insulated and heated. Outside is steel sided.

Stock Barn: Utilized as a calving barn it is a laminated beam clear span building with a partial concrete floor and outdoor steel siding, consisting of 12,624 sq. ft. The building is well lighted and has portable panels for pens inside. Included in the barn are an enclosed vet room, kitchen, bathroom, office, finished apartment loft, enclosed tack and storage rooms. The interior is insulated with a 1” coating of urethane insulation. Outside an elaborate pipe corral system for working livestock for calving and artificial insemination.


Horse Shelter: Concrete wall structure with frame type metal roof built in “C” shape to provide winter wind protection, having 1,680 sq. ft.
Machinery Storage: Older pole structure with metal siding and roof, used for machinery storage.
Grain Bins: Two hopper style steel bins with a total capacity of approximately 3300 bushels of storage.

The employee’s housing and miscellaneous outbuilding are situated east side of Highway 89 and consist of the following:
Residence: Identical to the main residence described above with the exception of only having a partially finished basement and slightly rougher condition the main residence.

Scale House Building: This is a slant wall metal building built in 1972 and having 2,800 sq. ft. and utilized as a scale house, complete with a 15 ton electronic scale and hydraulic squeeze chute situated inside. Outside are extensive pipe corrals, alley ways, and loading chutes for sorting and shipping cattle.


Quonset: This structure was build in 1978 and has a concrete floor with 5,360 sq. ft. and used for machinery storage.

RECREATION: Only minutes away from the Double T Ranch are Glacier and Waterton National Parks, referred to as the Crown of the Continent. These parks are a land of mountain ranges carved by prehistoric ice rivers. It features alpine meadows, deep forests, waterfalls, glistening glaciers, sparkling lakes and unlimited wildlife. The vistas seen from Going-To-The-Sun Road are breathtaking, a photographers paradise.
